How This Service Works
We are not the contractor and we are not engineers. We are where you land when a crack starts worrying you, and our job is to put you in front of someone local and straight.
Tallahassee Foundation Pro is a referral service connecting homeowners across 7 Big Bend communities with independent, vetted foundation contractors.
The work is performed by the independent contractor, who is responsible for their own workmanship, licensing and insurance.
Prices shown are typical Tallahassee ranges for 2026, from $400-1,500 for crack injection to $2,300-8,200 for a full job, and are not binding quotes or engineering assessments.
Why we tell people when not to repair
It would be easy to write a page that makes every crack sound like a countdown. Plenty of sites in this industry do, and it works, because the customer has no way to evaluate the claim and the numbers are frightening.
We would rather publish the pencil test and the ranges. A homeowner who monitors a stable crack for three months and concludes nothing is happening has been served well, and a contractor who is not chasing that job has more time for the houses genuinely moving.
How contractors are selected
- Genuinely local to Tallahassee and the Big Bend, and familiar with North Florida clay rather than peninsular sand.
- Will look at drainage before quoting piers - the local test of whether they diagnosed or measured for a sale.
- Does not use same-day expiring discounts.
- Puts pier count, location and warranty terms in writing, carries their own liability insurance, and stops being referred if homeowners report problems.
