Uniform settlement is not the enemy
If an entire house sank an inch, perfectly evenly, almost nothing would crack. Walls would stay square, doors would still close, the slab would still be flat. Buildings tolerate going down; they do not tolerate twisting.
Damage comes from one part of the house moving relative to another. So the real question about any Tallahassee foundation is never "has it settled" - it is "is one part of it drying out faster than the rest". Why a good contractor may talk you out of piers
Piers are the right answer when a foundation has genuinely settled and needs support carried down to stable soil. They are the wrong answer when the underlying problem is a downspout and a badly graded flowerbed, because the water will keep doing what it was doing and the house will keep responding.
If a contractor looks at your drainage before quoting on piers, that is a strong signal about the quality of the assessment. If nobody has walked the perimeter in the rain, nobody has diagnosed anything yet.
Common questions
Should I remove the oak tree near my foundation?
Not as a first step. Removing a large tree stops the drying, but it also ends decades of water uptake and the soil may then swell and heave - which brings its own damage. Root barriers and drainage control are usually tried first, and Tallahassee has tree protection rules worth checking before anyone reaches for a saw.
Does watering the foundation help in drought?
In clay soil, consistent moisture is better than swings between bone dry and saturated. Soaker hoses set well back from the wall are sometimes recommended. Get advice specific to your soil rather than following a video from a different state.
Is new construction safe from this?
Newer homes are built to current codes, which helps, but the soil is the same soil. A new house with a large oak close to it and downspouts discharging at the wall will move too - it just takes longer to show.
